BedZED monitoring data

BedZED was designed to minimise its ecological impact both in construction and operation - to help residents live within their fair share of the world’s resources. Some of the key operational aims were as follows:
• reduce water consumption by 33%
• reduce power consumption by 60%
• reducing space heating needs by 90%
• reduce private fossil fuel car mileage to 50% of UK average
• eliminate carbon emissions due to energy consumption.

Monitoring progress towards achieving these targets is vital in order to assess the effectiveness of the project, identify areas for further improvement and highlight lessons that can be learnt and applied to future developments. The main aim of the monitoring strategy is to ensure that robust, consistent information is collected allowing us to calculate the ecological footprint of the BedZED community.

First monitoring results at the end of October 2003
Monitoring results from the BedZED's first year of occupation show that building performance and transport patterns have been very much as expected.
Table 1 shows comparisons with the national average for space heating and hot water, with new homes built to year 2000 Building regulations in brackets.

Costs and savings
Table 2 shows costs and savings for a 6-plot BedZED terrace combining six 3-bedroom maisonettes, six 1 bedroom flats and six live/work units, and are compared to a conventional development with a similar floor area.
These figures include 100% renewable electricity supply, 100% waste water recycling and a full green transport plan.


Predicted sales premiums for future ZED developments.
The market for sustainable housing has been clearly demonstrated at BedZED. FPD Savills have showed that buyers are willing to pay up to a 20% premium for innovative design and 'green' features such as those at BedZED. See Table 3 below.
